Do I need a new commercial roof? This is a common question asked by many building owners in regards to a number of problems with their roof. But knowing whether to repair or replace a roof will ensure you’re able to budget accordingly and have the work completed before the damage gets worse.

The signs of commercial roof damage

Before we consider whether you need to replace or repair your roof, let’s take a look at some of the most common signs of damage.

• Water puddles on the floor: This is the most obvious sign of damage and usually occurs due to a hole in the roof itself rather than water seeping through at a saturation point.
• Missing tiles or shingles: If tiles or shingles are missing from the roof of your commercial property, the empty space serves as an opening for water. You’ll find the water saturates at certain spots once it has successfully penetrated the roof’s protective barrier.
• Mould, mildew and unpleasant odours: A damaged or leaking roof could go undetected for weeks and even months, but mould formations and an unpleasant, damp odour are tell-tale signs something is wrong.
• Stains on the wall or ceiling: A leaking roof will often result in a build up of water and the entry point of the leak will usually be surrounded by wet patches.

Typical causes of roof damage and leaks include broken flashing, inadequate drainage systems, roof cracks, and old or weathered roofing.

Do I need to repair or replace my commercial roof?

If the problem is isolated to one area and relatively small, you can usually fix the damage with low-cost repair work. You’ll just need to ensure the membrane and flashing are still in good condition and the roof is still providing good insulation.

However, there comes a time when commercial re-roofing is the only practical solution. If the repairs are large and there’s a number of cracks and holes, you might as well opt for a new roof. A new roof will ensure your building is well insulated and constructed from durable components (especially if your current roof is old and has never been replaced). A new roof will also reduce the need for maintenance further down the line.
