Murphy’s was engaged to perform the roofing works for Bakehouse Quarter, Roof Replacement. The client for the project was The Bakehouse Quarter and their superintendent was Davis Langdon.   The Bakehouse Quarter is situated in North Strathfield, and is the site of the former Arnott’s biscuit factory.

The Bakehouse Quarter is focused around the southern part of George Street, and is bounded by Parramatta Road in the south, the Northern Railway Line in the east, Powell’s Creek in the west and Allen and Hamilton Streets in the north. The North Strathfield and Homebush railway stations are each located within walking distance of the site.

In recent years the former factory site has been transformed into a vibrant and attractive mixed use precinct providing services and employment for the local area. The site comprises a number of existing three to four storey industrial style buildings as well as number of new retail/office buildings.

Sections of the roof to the old Arnott’s biscuit factory buildings have been progressively replaced. This project included replacement of the roof above selected sections of the roof.

Metal Re-roofing works

Removal of the aging metal roof and replacement with a brand new metal Colorbond roof, complete with flashings and cappings. Total new metal roofing installed was approximately 5,000m².

Bonded (non-friable) Asbestos Roof and Ceiling Sheet Removal

The saw tooth roof area included multiple sections of asbestos containing cement roof and ceiling sheeting that was removed and disposed of by Murphy’s. The asbestos was removed, handled and disposed of under licenced asbestos removalist conditions.

Removal of Friable Asbestos Pipe Lagging

A redundant network of industrial piping was in place beneath the roofing.  The lagging of this pipe was constructed using an asbestos containing insulation, which was in a friable state if disturbed.  Murphy’s, being licenced friable asbestos removal contractors, were able to safely remove and dispose of the friable asbestos using wrap and cut methods. The amount of friable asbestos containing pipe insulation removed was approximately 800 lineal metres.

Installation of New Windows

By client request, new windows were designed and installed in the steep section of the saw tooth roof to improve internal lighting. The windows were designed specifically for the Bakehouse roof layout and installed by specialist tradesmen to a high standard, all without any extension of time on the project.

Communication was maintained throughout the project by Murphy’s management and key stakeholders in the project. A regular minuted meeting between Murphy’s management, the client’s superintendent and the client’s facility maintenance team took place to agree operational arrangements and plan progress.

All new materials were supplied from reputable suppliers as desired by the client and all works completed in strict accordance with the BCA and relevant Australian Standards.

Benefits offered to Client during Project Works;

–          The Bakehouse quarter was able to remain operational throughout the work. Murphy’s implemented safety controls to allow the restaurants, cafes, offices and dance school nearby to continue operating unaffected by the project activities.

–          Sequencing of works and liaison client so all parties fully informed. Car parking floors beneath the roofs were closed in stages to allow the work to progress.

–          Control of safety risks and environmental impacts utilising Project Specific Management Plan (PSMP), Asbestos Removal Control Plan, Safe Work Method Statements and Environmental Management Plan (EMP) to control and manage site issues, risks and potential emergency situations

–          Work completed with high quality of workmanship, on-time and on-budget

Additional requested works all completed without extension of the duration of the overall project.
